For Daniel Island Realtor Theresa Dennis, real estate was never part of the original plan. But in 2019, during one of the most difficult seasons of her life, it became the unexpected doorway into a new chapter—one rooted in purpose, service, and a legacy that continues to grow far beyond herself.
Originally from Michigan, Theresa has always been grounded in the values of hard work, faith, and family. Today, she finds peace and perspective in the simple things—walking along the beaches of the Lowcountry, embracing the beauty of Charleston, and encouraging others to live healthier, more intentional lives. But her story is one shaped not just by where she is today, but by what she has walked through to get here.
After the tragic loss of her husband, Chuck Dennis, in an auto accident, Theresa found herself navigating unimaginable grief while also facing an unexpected question from the community around her. Many of Chuck’s past real estate clients began reaching out, asking who they should now trust to help them.
Her answer would quietly change everything.
“Why not me?”
It wasn’t a decision driven by business ambition—it was one rooted in care. With a background in physical therapy, Theresa had spent years walking alongside people during vulnerable moments, helping them heal, listening deeply, and offering steady guidance when it mattered most. Real estate, in many ways, became a natural extension of that same calling.
She earned her license with a clear intention: to serve people well.
Today, Theresa is the founder of Daniel Island Living and a Lifestyle Realtor. She is on track to surpass $10 million in sales in 2026, but numbers have never been her primary measure of success. For Theresa, success is built on trust, relationships, and the ability to care for people in a way that lasts long after the closing table.
“What sets me apart is that I am incredibly genuine,” Theresa shares. “I truly desire to go above and beyond for my clients by offering exceptional service and thoughtful guidance through every step of the process.”
That authenticity shows up in the way she approaches every relationship. One of the greatest challenges she recognizes—both in life and in business—is finding balance while ensuring each client feels like they are her top priority. It’s a challenge she embraces with intention, choosing presence over pressure and connection over transactions.
But perhaps the most powerful part of Theresa’s story is not what she has built in real estate—it’s what she is building beyond it.
In honor of her late husband, Theresa founded the Charles Dennis Foundation, a mission-driven organization dedicated to providing soccer scholarships and opportunities for children who may not otherwise have the financial ability to play.
For Theresa, this foundation is deeply personal.
It is legacy in motion.
Her vision is bold yet simple: to one day give away $100,000 annually in scholarships, creating opportunities that will impact children and families for generations to come.
“This is the legacy I want to be remembered for,” Theresa says. “My hope is that the foundation continues to help children long after I am gone.”
One of the biggest ways the community can be part of that mission is through the foundation’s 5v5 Chuck Dennis Memorial Soccer Tournament, taking place annually the first Saturday in June at Patriots Point. The event is more than just a day of competition—it’s a gathering of community, purpose, and shared impact. Players, families, local businesses, and volunteers all come together to support something bigger than themselves.
Theresa’s hope is simple: that people show up.
Whether by registering a team, becoming a sponsor, volunteering, or donating, every person who gets involved plays a role in expanding the reach of the foundation.
“We would be so excited for people to register a team, sponsor the event, volunteer, or donate,” Theresa says. “Every person who gets involved helps us continue providing opportunities for children who need financial support to play soccer.”
At the center of it all is faith.
Through the loss of her husband, Theresa faced a crossroads—one where grief could have defined her future. Instead, through her faith, her family, and a strong support system, she found the strength to keep moving forward.
She often reflects on a perspective shared by Tony Robbins: life happens for us, not to us.
That belief has helped shape the way she sees challenges—not as obstacles, but as opportunities for growth, refinement, and deeper compassion.
That journey of healing has also inspired her to write a book, Miracles in the Midst of Grief, a deeply personal reflection on loss, faith, and the quiet ways she believes God shows up in life’s hardest seasons. While not yet published, the book represents another extension of her heart—to encourage others who may one day walk through similar pain.
Wellness, too, remains a central part of Theresa’s life. Drawing from her background in physical therapy and her belief that health is one of life’s greatest blessings, she continues to encourage others to prioritize their well-being. Through her work in the wellness space, she shares simple, intentional ways people can take better care of themselves—physically, mentally, and spiritually.
Because for Theresa, success is never just about business.

At home, Theresa is a proud mother of four sons who work together building their business Daniel Island Mobile Car Wash and a loving daughter-in-law. She describes her family as her team—her greatest source of joy, strength, and motivation. Together, they are building a life filled with gratitude, adventure, and purpose.
Her advice to other agents reflects the same perspective she lives by every day: stay grateful, keep things in perspective, and use the opportunities this business provides to serve others in meaningful ways.
